Useful Information

A more comprehensive list is contained in the handbook which is given to each resident on moving in.

Alarm System

All our residents are offered the Invicta Lifeline pendant alarm system. This offers 24-hour monitoring via a control centre so that, in the event of an emergency, a relative, doctor or ambulance can be summoned immediately.

Cleaning

Residents are required to keep their properties and hallways clean and tidy.

Community Room

The Burlington Room at Sevenoaks Place is a community room for all the residents (both Sevenoaks and Weald) to use as they wish. There is a small kitchen and facilities for making tea and coffee.

Cost

There is a monthly charge which includes all maintenance, water rates and television licence. Payments are made by monthly standing order in advance. Help is available from the Council with housing benefit and Council Tax depending on circumstances.

Couples

All Sevenoaks Place properties are large enough to accommodate either a single person or a couple, however, a limited number of apartments offer a little more space for couples. Lambarde Cottages are ideally suited to single people.

Doctor

Residents are encouraged to register with a local medical practice.

Furniture and white goods

All flats and cottages are unfurnished but equipped with a fridge and a cooker.

Gardens

Each property has a small area of garden outside for the resident to use as they wish. It is the resident’s responsibility to keep this garden neat and tidy.

Heating

Sevenoaks Place flats have gas central heating and there is a monthly charge for all power.
At Lambarde Cottages, heating is provided by Dimplex electric storage/convection heaters and residents manage their own energy account.

Insurance

The Charity insures the buildings and this policy will cover the contents of all the apartments. However if you have any valuables you are advised to make your own arrangements.

Laundry

At Sevenoaks Place there are two laundry rooms with washing machines and tumble dryers for residents’ use on a rota basis. Residents of Lambarde Cottages are also welcome to use these facilities.

Maintenance

All decoration and general maintenance of the apartments is undertaken by the Trustees. Residents are required to keep their property and shared entranceways clean and tidy.

Parking and transport

Parking at Sevenoaks Place may be available. There is parking available on the road outside Lambarde Cottages. Bus services are easily accessible and Sevenoaks and Hildenborough railway stations are within driving distance.

Pets

It is regretted that residents are not permitted to keep pets.

Smoking

Smoking is not permitted in any of the properties.

Telephone and Internet

Residents are responsible for their own telephones and running costs. The Invicta alarm system is run via the telephone system. Residents can set up their own broadband and wireless connections using the telephone line.

Television Licence

The Trustees buy an annual group licence which covers all retired residents over the age of 60.

Overnight Visitors

Residents are welcome to have occasional visitors, but we do not have a guest room. Anyone wishing to have a visitor for longer than one week must have permission from Trustees.

The Burlington Room

This is used for most of our social functions and it can be used for private parties.

Wheelchairs

Unfortunately none of these properties are suitable for wheelchair users.
